Independent mortgage brokers, Noosaville and right across Australia

We don't work for a bank. We work for you.

The Broker Society is an independent mortgage broker based in Noosaville, working with clients across Australia. We are not owned by a bank and we are not tied to one lender, so the advice you get is built around your situation, not someone else's product. We work with first home buyers getting into their first place, homeowners buying their next home or refinancing what they've already got, investors building a portfolio, self employed clients who don't fit a standard payslip, and SMSF and commercial borrowers with more complex needs. Wherever you're starting from, we take the time to understand it and find the lender that fits.

No bank owns us and no single lender pulls the strings. With more than fifty lenders on our panel across home, commercial and SMSF lending, we match the right one to where you actually are, then we stay beside you the whole way through.

We Love a Complex Self Employed Client

It's our specialty here at The Broker Society. Multiple income streams, a business structure that confuses most lenders, two years of financials that don't tell a simple story, from complex self employed to straightforward low doc self employed. Wherever you sit on that spectrum, we've got a home for you here at The Broker Society.

A bank can only ever sell you a bank.

Walk into a branch and you get one set of products and whoever happens to be free that day. We sit on the other side of the table, with the whole market in front of us instead of one shelf.

At a bank

  • One lender, one shelf of products
  • A call centre and a queue
  • You are shaped to fit their box
  • A different person every time you call

At The Broker Society

  • More than fifty lenders to choose from
  • A named broker who knows your name back
  • The loan is shaped around your situation
  • The same face from the first chat to settlement

More than fifty lenders. One panel.

Home buyers, investors, business owners and self managed super funds all want different things from a lender. Having this many to work with means we can match the lender to you, rather than pushing you toward the only one we have.

Residential

Buying and refinancing

First home buyers, upgraders, investors and anyone refinancing an existing loan. We talk through where you are and where you want to be, then go to the market for you.

Commercial

Business and property

Commercial property, business lending and the kind of deals that do not fit a tidy template. We are used to working through the detail with you.

SMSF

Self managed super

Lending inside a self managed super fund has its own rules and its own short list of lenders. We work in this space and will walk you through how it fits together.

Real people, real names

People you will actually talk to.

We are a small team spread across Queensland, which means there is usually someone close by who knows your area and the kind of loan you are after. You get a person, not a portal.

Hundreds of reviews, and we read every one.

People come back to us and send their friends because we pick up the phone and we follow through. When you message us, someone answers. See for yourself on Google.

Common questions

Mortgage broker questions, answered

What does a mortgage broker actually do?

We compare your situation against a panel of lenders, work out which ones suit you, and manage the application from start to settlement, so you are not doing that comparison yourself or relying on a single bank's product range.

How many lenders does The Broker Society work with?

More than fifty, across residential, commercial and SMSF lending. Because we are independent and not owned by a bank, your options are assessed across that full panel rather than one lender's shelf.

Is The Broker Society independent, or tied to a bank?

Independent. We are not owned by a bank and we do not work for one, so the recommendation is built around your situation rather than a product a bank needs to move.

Can you help first home buyers?

Yes. We help first home buyers understand what they can borrow, what grants and schemes they may be eligible for, and find a lender suited to their individual circumstances.

Do you help people refinance an existing loan?

Yes. We review your current loan against the panel and give you a straight assessment of whether a better structure or rate exists for your situation.

Can you help self-employed clients?

Yes, this is one of our specialties. Complex income structures, multiple income streams and financials that do not tell a simple story are exactly what we work with regularly.

Do you work with SMSF lending?

Yes. Lending inside a self managed super fund has its own rules and a short list of lenders who work in this space, and we can walk you through how it fits together.

Do you offer commercial lending?

Yes, alongside residential and SMSF lending. Commercial property and business lending often need more detailed structuring, and we work through that with you directly.

Where in Australia do you work?

We have brokers based across Queensland, and we work with clients Australia wide. Everything can be done in person or online, whichever suits you.

Do I need to visit an office in person?

No. Most of our clients work with us entirely online, by phone, video and email. In person appointments are available if you would prefer that.

How long does a home loan application take?

It varies by lender and complexity, but most applications settle within four to six weeks once submitted. We keep you updated at each stage so you are not the one following it up.

How do I get started?

Book an appointment and tell us where you are at. We will talk through your situation and what is actually possible before anything gets submitted anywhere.
