    Vehicle or Asset Finance

New wheels. New equipment. New possibilities. The Broker Society helps individuals and businesses across Queensland explore suitable vehicle and asset finance options across 40+ lenders. From cars and utes to specialist business machinery — we'll work through the options with you and find what fits.

    Self Employed Home Loans

At The Broker Society, self employed lending is not just something we do — it is something we do exceptionally well.

We understand that self employed income looks different to a payslip. It fluctuates, it runs through trusts and companies, it gets reduced by legitimate business expenses, and it rarely tells the full story on a tax return alone. Most lenders struggle with that. We do not.

The Broker Society helps self employed borrowers across Noosa, Noosaville, Tewantin, the Sunshine Coast, Gold Coast, Brisbane and Yeppoon find a suitable home loan across 40+ lenders — from full doc applications through to alternate documentation, fast track lending, director wage policy and one year self employed options. Whatever your structure, whatever your circumstances, we know how to find a pathway that works.

Whether you are a tradie, a business owner, a sole trader, a consultant, or a creative — if you work for yourself, we work for you.

No bank bias. Independent advice. 40+ lenders.

Because money matters and so do you.

  • Investment Home Loans

    Investment Home Loans

Property investment is one of Australia's most popular long term wealth building strategies — and having the right lending structure in place from day one makes all the difference.

At The Broker Society, we help property investors across Noosa, Noosaville, Tewantin, the Sunshine Coast, Gold Coast, Brisbane and Yeppoon explore suitable investment home loan options across 40+ lenders. Whether you are purchasing your first investment property, growing an existing portfolio, or looking to review your current investment lending — we work for you, not the banks.

Investment lending is not the same as standard home lending. Loan structure, interest rate type, deposit requirements and long term portfolio strategy all need to be considered together. We take the time to understand your individual circumstances and goals before recommending anything — and we always work alongside your accountant to make sure your lending and tax position are considered as one.

No bank bias. Independent advice. 40+ lenders. Fees always disclosed upfront.

Because money matters and so do you.

Frequently Asked Questions

Home Lending

Q: Can I use a broker if I already have a lender in mind? A: Absolutely. We can assess your preferred lender alongside the rest of our panel to make sure you are genuinely getting the most suitable option for your circumstances, not just the one you already know.

Q: How many lenders do you work with for home loans? A: We work across 40+ lenders including major banks, second tier lenders, non-conforming specialists and white label products.

Commercial Lending

Q: What types of commercial lending do you assist with? A: We work across commercial property purchase, business acquisition finance, development finance and equipment finance — across 40+ lenders Australia wide.

Q: Do I need a large deposit for commercial lending? A: Requirements vary significantly depending on the type of commercial loan, the lender, and your business circumstances. We assess each situation individually and work across lenders who have different appetite for commercial risk.

Self Employed Home Loans

Q: How long do I need to have been self employed to qualify for a home loan? A: Most lenders require two years of self employed history, however we have access to lenders who can work with as little as one year or shorter and in some cases, alternative documentation options for those whose tax returns don't reflect their updated income.

Q: My income runs through a trust or company — can you still help? A: Yes. We work with self employed borrowers across all business structures including sole traders, companies, trusts and partnerships. We know which lenders assess each structure most favourably and who is best to work with and why.

Vehicle and Asset Finance

Q: Can you help with both personal and business vehicle finance? A: Not right now. We assist businesses across Queensland with vehicle and asset finance. For personal car loans we work with a great Car Loan broker who can help. Specialist business machinery and equipment should be treated with special care and we know the right people to help.

Q: Is asset finance only for new equipment? A: No. We can assist with finance for new and used equipment, vehicles, and business assets depending on your circumstances and the lender requirements.

SMSF Lending

Q: Can my SMSF borrow to buy both residential and commercial property? A: Yes. SMSF loans are available for both residential and commercial property, though the lending criteria and lender options differ between the two. We work alongside your accountant and financial adviser to make sure the structure is set up correctly from day one.

Q: Do I need an existing SMSF to get started? A: No — some clients come to us before their fund is established. We can work alongside your accountant to help you understand the lending requirements while the fund is being set up.

Investment Home Loans

Q: Can I use equity in my existing property as a deposit for an investment? A: In many cases yes, accessing equity from your existing home is a common strategy for funding an investment property deposit. We assess your current position and work out what is available and appropriate for your circumstances.

Q: Should I structure my investment loan differently to my home loan? A: Generally yes. Investment lending has different considerations around interest rates, loan type, and structure that can have meaningful implications for your long term portfolio and tax position. We always recommend working alongside your accountant when structuring investment lending.
