First Home Buyers

Your first home should feel exciting, not confusing.

Independent brokers who sit on your side of the table, explain your real options in plain language, and stay beside you from the first chat to settlement.

We have all been there

Buying your first home is a big deal. We never forget that.

There is the excitement, the nerves, the second guessing, and that feeling when you finally get the keys. Those feelings never fully go away, no matter how many places someone buys. But the first time, there is a lot you simply do not know yet, and that is where we come in.

Between the advice on TikTok, Instagram, podcasts and Facebook groups, it is hard to know what is useful and what is just noise. What worked for someone online might be wrong for your situation, your goals and your plans. Our job is not just to get you a loan. It is to walk you through the whole thing, answer every question including the ones you think are silly, and make sure you understand your options so you can move forward with confidence.

Your group chat is not a lender. Please stop taking pre-approvals from Dave.

What does a first home buyer broker actually do?

A broker works for you, not a bank. We look at your full financial picture, work out which lenders and loan structures suit you, and manage the application from start to settlement. For first home buyers, that means:

  • Working out what you can realistically borrow before you start making offers
  • Explaining the government grants and schemes you may be eligible for
  • Comparing loan options across our panel of 50+ lenders, not one bank's shelf
  • Preparing a clean, complete application so you are in a strong position when you apply
  • Sharing our screen during meetings so you can see the numbers and the plan, not just hear them
  • Giving you access to our calendar so you can book in whenever you need more guidance
  • Keeping you informed at every stage so there are no surprises

Why first home buyers choose us

Honest answers, built around you.

Independent

No bank owns us

We are not tied to any one lender or pushed to sell a particular product. The advice you get is built around your situation, not someone else's shelf.

Straight talking

Plain language, always

We would rather give you an honest answer you can act on than a polished pitch that leaves you more confused than when you arrived.

Local and Australia wide

A real person, near you

Based in Noosaville and working with first home buyers across the Sunshine Coast, Queensland and the whole country, online or in person.

Being a first home buyer in today's market can feel overwhelming. Between the advice on TikTok, Instagram, podcasts, and Facebook groups, it's hard to know what's helpful and what's just noise.

Social media can be a great place to get inspired and start learning about the home buying process. But the reality is that what worked for someone else online might not be the right fit for your financial situation, your goals, or your plans for the future.

At The Broker Society, we understand just how big a deal buying your first home is. We've all been there ourselves. The excitement, the nerves, the second guessing, and that incredible feeling when you finally get the keys, they're all part of the journey.

No matter how many properties someone buys in their lifetime, those emotions never completely disappear. But when it's your first home, there's a lot you simply don't know yet, and that's where we come in.

Our job isn't just to help you get a loan. It's to guide you through the entire process, answer every question (even the ones you think might be silly), and make sure you understand all your options so you can move forward with confidence.

Because your first home purchase should feel exciting, not confusing.

Online advice is for someone else’s life. Your plan is for yours.

Start here

The first home journey, one step at a time.

01

Get your finances in order

No overdrawn accounts, a steady savings pattern, and a price goal to work towards.

02

Have an early chat

Six to twelve months out is a great time for a first conversation. We share the things worth knowing early, well before you start looking.

03

Talk to us about schemes

There are government grants and schemes that can help first home buyers, and the details change often. Talk to us about what is available. We will walk you through the ones you may be eligible for and how they fit your plans.

04

Understand your deposit and costs

After we meet, you will have a realistic price range, a savings goal to work towards, and tips along the way to get into the best position to buy.

05

Gather your documents

We like to see income and bank statements early. Working from your real situation, not a guess over the phone, leads to a much smoother outcome when you are ready to go.

06

Get pre-approval

The exciting part. By now you will know why certain lenders suit your situation. Remember, a home loan is not forever. It is for now.

07

Find your property

Start the search knowing exactly what you can work with, and what to look for.

08

Make an offer or go to auction

Read our auction blog first, it really matters. Bring your lawyer or conveyancer in to support you through bidding, contracts and the legal side. Do not do this part alone.

09

Formal approval and settlement

Settlement day is the fun part. Time to pick up your keys and turn the house into a home.

10

After settlement

Check your internet banking, repayments and offset are set up, move your pay and direct debits across, and review your personal insurances now that you have a home to protect.

Ready to find out where you stand?

The best first step is a conversation. Tell us where you are at and we will tell you what is actually possible.
