What Does a First Home Buyer Broker Actually Do?

A mortgage broker works for you, not a bank. We assess your full financial picture, identify which lenders and loan structures suit your situation, and manage the application process from start to settlement. We work through any schemes and stamp duty waivers (with Conveyancer help) and lender options for your specific circumstances. For first home buyers specifically, that means:

•       Working out what you can realistically borrow before you start making offers

•       Explaining government grants and schemes you may be eligible for

•       Comparing loan products across our lender panel — not just one bank's range

•       Preparing a clean, complete application that gives you the best shot at approval

•       Sharing our screen with you during meetings so you can actually see and absorb the numbers and plan, instead of just rattling it off over the phone.

•       Giving you access to our calendar to make appointments to use when you feel you need more guidance

First Home Buyer Checklist

  • Get your finances in order - ensuring that you are not overdrawing accounts, have a savings pattern established and have a price goal in mind to work towards.

  • Making an appointment with us so we can share all the important things to know, very early in your home buying journey. At least 6 - 12 months before buying is a great time to have an initial chat to a broker.

  • Understand your deposit and costs - Once we have had a meeting, you will have a better idea of how much everything costs, a good range for purchase price and a savings goal to put into place, if you don’t already have a deposit. We will give you hints and tips along the way to get yourself into the best position to purchase.

  • Gather your documents (again) - Generally before we offer borrowing capacity, we want to see your income and bank statements. Whilst that might seem like overkill for an “idea” of borrowing capacity, we’ve found that deep diving at this stage has a much better outcome of approval, because there is no guess work. We see your documents early, we work with the exact situation and can give solid advice on your current financial status. By blowing over this part and just asking for a borrowing capacity over the phone, puts you at risk of your broker not knowing everything that they need to know about you. This means that when you are actually ready to go ahead, we get updated documents from you.

  • Get pre-approval - The exciting part. After all that hard work, compromises and making changes, you’re now ready to apply for a pre approval. We don’t pretend that we’re looking for the cheapest rate. After you have met with us, you’ll know WHY certain lenders might be needed for your situation and sometimes that means not the cheapest rate on the market, but it does mean the cheapest rate of the lenders who will do business with YOU - Remember a home loan is not forever, it is for now.

  • Search for your property

  • Making an offer / going to auction - We have a special blog on going to Auction on our blog site. Make sure you read that one. It is important. It is really important here to engage with your Lawyer/Conveyancer during this time to support you through the bidding, contracts and legalities. Don’t do this part alone.

  • Formal approval and settlement - Settlement day is FUN! It’s time to go pick up your keys and move into your new home. My favourite part is unpacking. Getting to pick where all my things go, making a house a home, but the home loan journey doesn’t end there.

  • After settlement - Let’s get everything squared away. Just because your home loan has settled, doesn’t mean the hard work is done. It’s important to check that you have access to internet banking, checked your repayments are set up correctly, your offset account is linked (if you chose one) and to start getting your pay and salary and direct debits changed over. Now is also a great time to review your life, income and TPD Insurances because you have debts and ensuring you are protected after settlement is just as important as the home it self.
