Rainbow Beach, A Race Against Time, And A Portfolio Built On Good Timing
Some client relationships start with a scramble, and this one is a perfect example. About twelve months ago, a couple came to us after a discovery that had thrown their whole plan into chaos. They'd signed a contract on a property in Rainbow Beach, only to find out their current lender, the one they'd banked with for years, didn't actually lend in that postcode at all.
It's one of those moments that shows exactly why a broker matters. A good broker knows, before you ever put pen to paper, which lenders will actually say yes to the property you're buying and where. Find that out after you've signed, like our clients did, and suddenly you're under real pressure with the clock running.
Racing The Settlement Clock
They found us on Google, and from the first conversation it was clear this wasn't a browse and compare situation, it was urgent. They needed to settle on the Rainbow Beach property, and to make it happen, we needed to refinance the equity sitting in another property they already owned to free up the deposit. No room for a slow process here.
We went to work, found the right lender for the postcode and the structure they needed, and got it done. Settlement happened, the property was theirs, and they've been happy with that outcome ever since.
The Next Chapter Was Already In Motion
Here's the thing about good clients, they're rarely working on just one goal at a time. While all of this was happening, our clients were also quietly progressing a subdivision on another property they already held, with a bigger plan in mind, building a dual income duplex on the newly subdivided land.
But servicing was getting tight. This was around twelve months ago, a period where interest rates felt uncertain and lenders were tightening their view of what borrowers could comfortably service. Rather than wait and hope things would sort themselves out, we sat down and did some genuinely high level planning. We looked at their income, upcoming pay rises, and their existing debt position, mapping out what needed to happen to put them in the strongest possible spot for the duplex construction down the track.
One of the conversations we had was about the female applicant's work situation. She was working part time at the time, and we talked through what moving into full time work could do for their servicing position. Eventually, she made that move, and it made a real difference in easing the pressure on what they could borrow.
Signed, Sealed, And Ready To Build
Fast forward to last week. Our clients walked in with a signed contract in hand, ready to move on the duplex construction they'd been building towards for the best part of a year. This one project takes their property portfolio to six properties, a genuine wealth creation vehicle built through patience, planning, and the right decisions made at the right time.
But even at this point, nothing was guaranteed to be simple. Between government changes, interest rate movements, and shifting servicing rules, the lending landscape was moving fast and staying uncertain. We knew we needed to move quickly too. With another rate rise on the horizon, we were conscious that waiting even a few weeks could have eaten into their borrowing capacity enough to put the whole plan at risk.
So we got a proposed rental income sorted for the duplex without delay and submitted the application straight away. Today, they went unconditional on the duplex construction loan. They’re now the proud new owners of another investment loan.
A Portfolio Built On More Than Luck
This is the kind of outcome we love being part of. Not just one deal, but a genuine partnership over twelve months, from an urgent Rainbow Beach settlement, through a subdivision and a household income shift, to a duplex construction that pushes their portfolio to six properties. It's proof that good things come from planning ahead, moving fast when it counts, and having someone in your corner who's thinking two or three steps down the track with you.
Our clients are now one step closer to finalising the dream they've been quietly building towards, and we couldn't be more pleased to have been part of the journey.
