Mortgage Broker Coomera

From the train station estates to the canals of Coomera Waters, Tyler Auld and The Broker Society help Coomera locals find a home loan that suits the way they actually live.

Tyler is the Coomera broker to call. If she's with a client, any of us can help.

Coomera is more than one suburb, and your loan should reflect that

Ask ten people what Coomera is like and you'll get ten answers. For some it's the brand new estates within walking distance of the train station and Westfield. For others it's an older brick home in Upper Coomera on a decent block, or a canal front place in Coomera Waters with the boat out the back.

Each of those homes gets looked at differently by a lender. Waterfront property, newer estates and established streets all come with their own valuation habits and policy quirks. Knowing which lender is comfortable with what is the part of the job we're best at.

How We Help

Tyler Auld meets Coomera clients at every stage of the property ladder. Commuters who want to be near the station often start with First Home Buyers support and a townhouse, while young families lean towards Construction Loans for a house and land package in one of the newer estates. A few years down the track, many of them come back for help Buying Your Next Home, and Bridging Finance can make that step less stressful when the timing doesn't line up.

Coomera attracts a lot of investors, and Tyler sets up Investment Loans with the next purchase in mind. Some buy through their super, which is where SMSF Lending comes in. For owners who settled years ago, Refinancing is often the easiest way to get a loan that fits their life now.

Then there are the marine trades, sparkies and small operators who keep this part of the coast running. Their income often doesn't look standard, so Self Employed Home Loans and Low Doc Home Loans matter, and Commercial Lending helps when the business needs a premises of its own. If debts have stacked up, The Reset / Debt Consolidation brings them into one repayment and ATO Debt Consolidation deals with the tax office before it gets harder. Older owners who want to stay put can talk to us about Reverse Mortgages.

Tyler handles your loan personally, and the wider Broker Society team is right there with her. Five brokers and our support staff share ideas and lender know-how every day, so your Coomera deal benefits from all of it.

Life in Coomera, and the loans that go with it

It's a suburb of shift workers, commuters, boaties and big families. Here's who we tend to sit down with.

The marine precinct crew

Boat builders, shipwrights, marine electricians and fabricators. Many work overtime, some are on contracts and plenty run their own business. Lenders treat each of those incomes differently, and we know how to present them properly.

The station commuters

They work in Brisbane or down the coast and chose Coomera for the train. Often it's a couple on two incomes, buying their first place or a townhouse to get into the market sooner rather than later.

The families putting down roots

School zones, sports clubs and a backyard for the kids. Some are building from scratch, some want an established home in Upper Coomera, and some are eyeing a canal block so the tinny can finally live at home.

"A theme park ride lasts ninety seconds. A home loan lasts a bit longer, so it's worth reading the height requirements first." Unofficial Coomera wisdom

Your Coomera home loan questions, answered

01Is Coomera still affordable for a first home?

It's one of the few Gold Coast suburbs where first home buyers can still find new townhouses and house and land packages near a train line. Tyler can work out your borrowing power and show you which parts of Coomera fit your budget.

02Can I get help with a deposit to buy in Coomera?

You might. Depending on your situation, a state-based first home grant or a government deposit scheme could help you buy with a smaller deposit. Not every lender on our panel takes part in those schemes, so we match you with one that does.

03Do lenders treat waterfront homes in Coomera Waters differently?

Some do. Canal front homes, pontoons and higher value properties can mean closer valuations or different policy limits. We check early which lenders are comfortable with waterfront property so there are no surprises.

04I work in the marine industry with lots of overtime. Will lenders count it?

Many lenders will count overtime and allowances if they are regular and can be shown over a period of time. How much they use varies a lot between lenders, which is exactly why comparing them makes a difference.

05How does a house and land loan work in a new Coomera estate?

Normally you settle on the land first, then the construction loan pays your builder in stages as the house goes up. Tyler checks the land and build contracts together so your finance works for both.

06Is an older home in Upper Coomera harder to finance than a new one?

Not usually. Established homes are often simpler because there are no build stages to manage. If the property needs work, we can look at options that include renovation funds.

07We want more space for the kids. Can we use our equity to upgrade?

Very likely. If your current home has grown in value, that equity can go towards a bigger place. We look at your equity, your borrowing power and whether you sell first or buy first.

08Can you help me refinance a loan I took out years ago?

Yes. We review your current loan against what else is available and look at features you actually use, like offset or redraw. If a switch makes sense, we handle it from start to finish.

09Is Coomera a good place for an investment property?

We leave property picks to you and your advisers, but many investors are drawn to Coomera's rail access, retail and growing population. Our job is to structure the lending so it supports your bigger plan.

10Can I buy a Coomera property through my self managed super fund?

Yes, if your fund is set up correctly. SMSF loans have strict rules and fewer lenders to choose from, so we work closely with your accountant or adviser.

11I'm self-employed. What documents will I need?

Usually recent tax returns and financials, but it depends on the lender and how long you've been in business. If your paperwork is thin, low doc options may use BAS or bank statements instead.

12Can you finance a workshop or commercial unit near the marine precinct?

Yes. We arrange commercial loans for workshops, warehouses and business premises, and we'll help you understand what a commercial lender will want to see.

13Can I consolidate my debts into my Coomera home loan?

Sometimes. Rolling car loans or credit cards into your mortgage can simplify things, but we'll be upfront about how it affects the total you repay over time before you decide.

14I'm retired. Can I access the equity in my home without selling?

A reverse mortgage may let you use some of your home equity while you keep living there. It's a big decision, so we explain how it works and encourage you to involve family or an adviser.

15Do I have to live in Coomera to use Tyler?

Not at all. Tyler works with clients across the Gold Coast and Brisbane South, and The Broker Society helps people Australia wide. Online meetings make distance a non issue.

16How long does a home loan approval take?

It varies with the lender and how complex your situation is. Some approvals come through within days, others take longer. We give you a realistic timeline up front and keep you posted along the way.
