Buying new in Yarrabilba
Yarrabilba was planned from scratch as a master-planned community in the growth corridor between Brisbane and the Gold Coast, with room for tens of thousands of residents as new stages keep opening. That means almost everything here is new or still being built, and most sales are house and land packages or recently completed homes.
New stock changes how the finance works. A house and land purchase usually means a land contract and a separate build contract, with the loan paying out in stages as the builder hits each milestone. Lenders also value new homes in growing estates carefully, and a valuation that comes in under the contract price is something to plan for rather than be surprised by. Getting advice before you sign the build contract, not after, is where most of the stress gets saved.

What should I know about financing a house and land package in Yarrabilba?
A house and land purchase usually involves a land contract and a separate build contract. The land settles first, then the construction loan pays the builder in stages as each part of the build is finished. Do I need two separate loans for the land and the build?
Usually it is set up as one loan with two parts, or two linked loan splits, with the land portion drawn at settlement and the construction portion drawn as the build progresses. How it is structured depends on the lender, and Tyler will explain the option that suits your contracts.
What happens if the valuation comes in lower than my contract price?
It can happen on new builds in growing estates. If the lender values the home below the contract price, you may need to cover the difference with extra deposit or look at another lender. Tyler checks how different lenders are valuing in Yarrabilba so you can plan for it before signing.
Can I get a first home grant for a new build in Yarrabilba?
Many states offer grants for first home buyers building or buying a brand new home, and new builds in Yarrabilba may qualify. Eligibility rules and amounts are set by each state and do change, so Tyler confirms what currently applies to you as part of your first conversation.
Can I use a government deposit scheme on a house and land package?

Our build is running late. Will that affect our loan?
It can. Loan approvals and construction timeframes have limits, and delays can mean extensions or updated paperwork. Tyler keeps in touch with the lender throughout the build and handles any extensions so you are not left chasing it yourself.
We have just finished building. Should we look at refinancing?
Once the build is complete and the home is valued as finished, it is often a good time to review your loan. Your equity position may have changed and a different structure or lender could suit you better. Tyler reviews what you have and only recommends a change if it genuinely helps.
Can my parents help us buy without giving us cash?
Yes, in many cases. A family guarantee lets parents use equity in their own home as extra security for your loan, which can reduce the deposit you need. Tyler explains how it works for everyone involved and we always recommend the guarantors get independent legal advice.
I'm a tradie with a fairly new ABN. Can I still get a home loan?
Possibly. Some lenders will consider self-employed applicants with a shorter trading history, especially if you worked in the same trade as an employee beforehand. Tyler is self-employed herself and knows which lenders are more flexible with newer ABNs.
My tax returns are behind. Can I still buy or build?
It may be possible with a low doc home loan, which can use BAS statements, business bank statements or an accountant's declaration instead of recent tax returns. Tyler will talk through the options and whether catching up on your lodgements first could open up more lenders.
I have a tax debt with the ATO. Can I still get finance?
Yes, in many situations. Our ATO debt consolidation service helps business owners use property equity to clear tax debt and get the business back on track, which can make future borrowing much easier. The earlier you talk to Tyler, the more options there usually are.
Moving in cost more than we planned and it all went on credit cards. Can you help?
Yes. Fences, landscaping, blinds and furniture add up fast in a new build. Our debt consolidation service, The Reset, can roll credit cards and personal loans into one plan with a single repayment, if that genuinely leaves you better off.
Should an investment loan in Yarrabilba be interest only or principal and interest?

Can my SMSF buy a property in Yarrabilba?
