Who you'll actually talk to

Your Sunshine Coast team

Kate Sadler

Principal broker, based in Noosaville, covering the Noosa and Hinterland side of the coast. Self employed and complex lending is her specialty, drawn from running her own business alongside her clients.

Jeane Hofmeyr

Based in Marcus Beach, covering the Northern Sunshine Coast including Coolum, Peregian and Sunrise Beach. Jeane has a particular focus on expats and newcomers settling into Australia, with appointments available in Afrikaans.

Between them, and the wider Broker Society team, we cover the full Sunshine Coast. Every conversation starts the same way, face to face in the Noosaville office or online, with screen sharing so you can see the numbers and the options laid out in front of you, not just hear about them down the phone.

How we help

What we actually do for Sunshine Coast clients

A lot of people moving to the coast are doing it for the first time, which is where First Home Buyers support matters most, walking through grants, deposits and what's realistic before you start inspecting. Others already own here and are ready to move again, and our Buying Your Next Home clients are often upsizing for a growing family or chasing a better position closer to the water.

The coast also has a large self employed community, tourism operators, tradies, hospitality owners, and consultants who moved here for the lifestyle and brought their business with them. That's exactly who our Self Employed Home Loans and Low Doc Home Loans services are built around, reading a business properly rather than forcing it through a standard servicing calculator.

For homeowners who bought a while ago, a straightforward Refinancing review often uncovers more than expected, and where debt has crept up across cards and personal loans, our The Reset, Debt Consolidation service pulls it back into one manageable structure. Investors drawn to the region's rental demand work with us through Investment Loans, while clients building through their fund use SMSF Lending for property held inside super.

On the business side, local operators come to us for Commercial Lending, whether that's premises or a business purchase. For anyone building new on a coastal block, The New Build, Construction Loans covers the drawdowns and builder timelines. And when timing gets tight, buying before a current home has sold, The Gap Loan, Bridging Finance is what keeps the move on track.

Common questions

Sunshine Coast home loan questions, answered

Do I need a local broker on the Sunshine Coast?

You don't have to, but it helps. Kate and Jeane both live and work on the coast, understand how local lenders assess coastal and hinterland properties, and can meet you face to face in Noosaville or work with you entirely online.

How many lenders does The Broker Society work with?

We have more than 50 lenders on our panel across residential, commercial and SMSF lending. Because we're independent and not owned by a bank, your options are assessed across that full panel rather than a single lender's products.

Can you help first home buyers on the Sunshine Coast?

Yes. We'll walk you through the government grants and schemes you may be eligible for, along with any stamp duty concessions, and help you understand what you can realistically borrow before you start making offers.

Should I get pre-approval before looking at property here?

In this market, yes. Stock across the coast is tight and buyer demand is strong, so knowing your position before you start inspecting puts you in a much stronger spot when you find the right property.

Do you help clients who are self employed?

Self employed and complex lending is one of our core specialties. We work with lenders who genuinely understand business income, whether that's a tradie, a hospitality operator, or a consultant.

What if my tax returns don't reflect my current trading year?

This comes up often, particularly for business owners having a strong year that hasn't been through a tax return yet. Low doc and BAS only strategies can be a better fit in that situation, and we'll talk you through whether that applies to you.

Can you help with investment property lending?

Yes. The Sunshine Coast's rental demand makes it a popular investment location, and we'll help structure your lending appropriately, whether it's your first investment property or you're adding to an existing portfolio.

Do you arrange commercial finance for local businesses?

Yes. We work with Sunshine Coast business owners on commercial property purchases and business lending, assessed against the specifics of your business rather than a generic template.

Can I buy property through my SMSF?

SMSF lending has specific structural requirements, and the rules for residential property changed from 23 June 2026. We'll talk you through what's currently available for your circumstances, working alongside your accountant and financial adviser. This is general information only and not financial or tax advice.

I already own on the coast. Is it worth reviewing my loan?

Often, yes. If it's been a while since your loan was looked at, we'll compare it across our panel and give you a straight assessment of whether a better structure is available.

Can you help consolidate debt alongside a home loan?

Yes. If personal loans or credit cards have crept up alongside your mortgage, we can look at restructuring everything into one manageable loan and freeing up your monthly cash flow.

Do you handle construction and building loans?

Yes, including progressive drawdowns and coordinating with your builder throughout the build. Construction finance has its own considerations and we handle it regularly.

What is bridging finance and when would I need it?

Bridging finance helps when you need to buy before your current home has sold. It keeps your purchase moving without forcing a rushed sale, and we'll walk you through whether it's the right tool for your timeline.

Do you only work with clients based on the Sunshine Coast?

Not at all. While Kate and Jeane are both based on the coast, The Broker Society works with clients right across Queensland and Australia, in person where possible and online everywhere else.

What does a first meeting actually involve?

A relaxed conversation about where you're at and what you're trying to achieve, either face to face in our Noosaville office or online with screen sharing so you can see the numbers as we talk through them. No pressure, and nothing you need to prepare beforehand.

What documents will I need to get started?

Generally identification, income evidence, recent bank statements and details of any existing debts. We'll send a clear list specific to your situation once you get in touch, so you're not guessing what to pull together.

We work with clients Australia wide, and some of our brokers are located in the following locations.

Ready to talk about the Sunshine Coast?

Tell us where you're at, and we'll tell you what's actually possible in this market.

The Sunshine Coast property market

A region that keeps changing shape, and keeps getting harder to ignore

From Coolum down through Peregian, Sunrise Beach and Marcus Beach, the Sunshine Coast has spent the last few years shifting from a lifestyle secret into one of the most talked about regions in the country. Buyers relocating from Brisbane, Melbourne and Sydney keep arriving for the same reasons locals never left, the beaches, the pace, and a community that still feels like one.

That demand has tightened supply across almost every price point, from first home buyer entry points through to established family homes and investment stock. What used to be a straightforward purchase now often comes down to how quickly and cleanly your finance is sorted, not just what you can afford on paper.

We work with clients right across the region, coastal and hinterland, owner occupiers, investors, and business owners, and we structure lending around where the market actually is today, not where it was a year ago.
