Cairns started life in 1876 as a rough port for the goldfields on the Tablelands, and the railway that climbed up to Kuranda was one of the great engineering feats of its day. Sugar cane, tourism and the navy followed, and the city grew into the capital of the Far North.

What lenders see in Cairns

Cairns housing covers a lot of ground. There are classic highset timber homes and older block houses in the inner suburbs, newer brick homes in the southern corridor and the northern growth areas, beachside homes along the northern beaches, and a large stock of units and resort-style apartments around the city and Esplanade. Acreage and lifestyle blocks sit on the fringes and up toward the Tablelands.

The tropics add their own lending considerations. Insurance is a big line item in the north, and lenders need the property insured before settlement, so it pays to get a quote early and build it into your budget. Older homes may predate modern cyclone building standards, low-lying areas can sit in flood or storm tide overlays, and a building and pest inspection is essential in the humidity. Many lenders also restrict small units, serviced apartments and units with a holiday letting management arrangement, sometimes asking for a much larger deposit. Knowing which lender suits which property saves a lot of stress after you sign.

Talia Ryan, your Far North broker

Talia is based in Central Queensland and works with clients across regional Queensland, including Cairns and the Far North. Regional lending is her home ground: she understands how lenders look at towns outside the big capitals, and how things like insurance costs, seasonal income and rostered work change the numbers.

Like every broker at The Broker Society, Talia runs her own business. That gives her a practical, real-world feel for self-employed income, which matters in a city full of tour operators, tradies and contractors. Cairns home loan questions

Is Cairns a good place for first home buyers?

For many people, yes. Cairns is still one of the more affordable coastal cities in Australia. Talia works out your deposit, borrowing power and which state-based grants or government deposit schemes may apply. Only some lenders on our panel take part in the schemes, so she matches you with one that does.

How much does insurance affect buying in Cairns?

A lot. Home and building insurance in the north can cost significantly more than further south, and lenders need the property insured before settlement. Talia builds insurance into your budget from the start and suggests getting a quote during your finance period.

Can I buy a unit near the Esplanade or a resort-style apartment?

Sometimes, but it depends on the building. Many lenders restrict small units, serviced apartments and units tied to a holiday letting or management arrangement, and some ask for a much larger deposit. Talia checks the property details first and finds lenders comfortable with that building.

Does an older highset home need anything special?

Older highset and timber homes are very lendable, but a thorough building and pest inspection is essential in the tropics. Homes built before modern cyclone standards can also cost more to insure, so it is worth checking both before you go unconditional.

Does flooding or storm tide affect my loan?

It mainly affects insurance. Some low-lying areas sit inside flood or storm tide overlays, which can make insurance harder or more expensive to get. Lenders need cover in place before settlement, so checking this early saves surprises.

I work FIFO. Will lenders count my full income?

Many will, but they treat roster income, overtime and allowances differently, and some want to see a set time in the role or on contract. Talia looks at your payslips and roster and matches you with a lender that counts as much of your real income as possible.

I'm in the Navy or ADF. Is there help for Defence members?

Defence members may be eligible for Defence home ownership support, depending on service and circumstances. Talia can work alongside that, check how your allowances are treated and find a lender that suits your posting plans.

I run a tourism business with seasonal income. Can I get a home loan?

Yes. Lenders usually look at your income over a full year or two rather than one month, so the wet season dip is expected. Talia runs her own business too and knows which lenders take a practical view of seasonal businesses.

My tax returns are behind. Is a low doc loan an option?

It may be. Low doc home loans can use BAS statements, business bank statements or an accountant's declaration instead of recent tax returns. Talia will also tell you if catching up on your lodgements first would open up better options.

I have a tax debt with the ATO. Can you help?

Yes. Our ATO debt consolidation service helps business owners use property equity to clear tax debt and set up a manageable plan. It can protect the business and make future borrowing easier. The earlier you talk to Talia, the more options there usually are.

Our credit cards and car loans are adding up. Can we consolidate?

Is it worth refinancing our Cairns home loan?

Usually worth checking, especially if insurance costs or your circumstances have changed since you took the loan out. Talia reviews your current loan against our panel and only recommends a change if it genuinely leaves you better off.

Can I buy an investment property in Cairns?

Yes. Talia looks at how much you can borrow, how the investment fits with your other loans and whether the property type suits lenders, since some are cautious with small units and holiday apartments. We recommend speaking with your accountant about the tax side.

Can my SMSF buy property in Cairns?

It can, if your fund's strategy allows it. A residential property in an SMSF can't be lived in or rented to you or your family, while a commercial property can be leased to your own business at market rent. Only some lenders offer SMSF loans, and Talia works with your accountant or adviser.

Can you finance a shop, workshop or warehouse for my business?

Yes. Commercial lending covers retail, office, industrial and mixed-use property, whether for your own business or as an investment. Commercial loans are assessed differently to home loans, and Talia works with the wider team to find the right lender.

Can retirees release equity and stay in their Cairns home?

A reverse mortgage may be an option for homeowners over a certain age who want to access equity without selling or making regular repayments. It is a big decision, so Talia explains how it works, encourages family to be involved and recommends independent legal advice.
